Turnover Cleanings

A complete, detailed guest-ready reset between stays. Pure interior cleaning — the physical reset only. Management duties (reporting, belongings, exterior care, inspections) live in the Membership below.

Standard cleaning tasks — included in every turnover

Kitchen Cleaning & Set-Up
  • Remove perishable food from the refrigerator (throw out or take)
  • Verify refrigerator and freezer function properly; wipe down
  • Clean refrigerator shelves and drawers
  • Clean stovetop and oven exterior
  • Clean microwave and toaster oven inside and outside
  • Empty and clean the coffee pot; return it to the machine
  • Clean sink, faucet, and countertops
  • Clean cabinet fronts and handles; spot-check for crumbs
  • Clean appliance exteriors and wipe the trash can
  • Empty the dishwasher and put away dishes — guest-ready
Kitchen & Dining Set-Up
  • Replace paper towel roll if less than half full; place unfinished roll under the sink
  • Place one clean kitchen towel on the stove handle
  • Refill dish soap and hand soap if needed
  • Wipe dining table and chairs
Living Room
  • Vacuum couches and pillows as needed (leather conditioned)
  • Arrange couch pillows neatly and refold chair blankets
  • Clean coffee table, side tables, and TV
  • Return remotes to their place
  • Dust ceiling fan and light fixtures; remove cobwebs and dead insects
Bathrooms — Cleaning & Set-Up

Hall Bathroom Set-Up

  • Place a clean hand towel in a loop and a clean bath mat on the tub
  • Refill hand soap, shampoo, conditioner, body wash (kept at least ¾ full)
  • Ensure at least 2 spare toilet paper rolls under the sink
  • Hang 2 body towels and washcloths on the towel bar
  • Place rolled black makeup washcloths under the close-up mirror; extras in the drawer

Primary Bathroom Cleaning

  • Clean shower walls, floor, and glass; clean shower hardware
  • Clean mirror and vanity with sinks
  • Clean toilet (seat, bowl, tank, and base)
  • Sweep and mop floor
  • Place clean hand towels in a loop; refill soaps (¾ full)
  • Hang 2 body towels and washcloths; place makeup washcloths
Bedrooms
  • Check under the bed and behind the headboard for trash
  • Vacuum under the bed
  • Make beds
  • Dust ceiling fan, side tables, and fan
Before Leaving (Final Cleaning)
  • Vacuum and mop floors
  • Ensure all laundry is completed and put away
  • Take out all trash and replace liners in all trash cans
  • Fill plant reservoirs (do not water from the top)
  • Open bedroom curtains so plants get light
  • Turn off all lights
  • Lock back sliding door and garage door
  • Roll trash bins to the curb for pickup (or return them) as scheduled

Turnover Add-Ons

Standard pricing applies to properties left in ordinary guest condition. Excessive cleaning, heavy laundry, damage, biohazards, or party cleanup will be quoted and billed separately with photos when appropriate.

Guest-Ready Membership

The full-service option for owners who want dependable, hands-on support all month long. You get everything in Turnover Cleanings, plus the management side: arrival reporting, belongings handling, supply & inventory management, exterior and property care, photo-documented inspections, and the full membership task list.

Arrival Walkthrough & Reporting
  • Walk through the property and report (with photos): damage, missing items, excessive mess, stains, bugs/insects/ants, and maintenance concerns
  • Check closets, drawers, nightstands, under beds, and bathrooms for guest belongings
  • Photograph left-behind belongings and send photos to the owner
  • Place left-behind belongings in the designated storage area
  • Mail or arrange return of left-behind belongings to the owner, as directed
  • Report missing or broken kitchen items
  • Check for leaks, loose fixtures, or damage and report
  • Check back-yard faucets and close/lock the hot tub cover (as applicable)

Cancellation & Rescheduling

Please give at least 24 hours' notice to cancel or reschedule a turnover without a fee. Same-day or emergency turnovers may incur an additional charge.

Excessive-Clean Billing

Standard pricing covers properties left in ordinary guest condition. Heavy mess, party cleanup, biohazards, or damage are quoted separately — with photos — before billing.

Bookings & Rent

You keep full control of reservations, bookings, and rental income. I handle cleaning and property support only — I never collect rent or manage guest bookings.

What's the difference between Turnover Cleanings and Membership?

Turnover Cleanings is pay-per-clean — you book a reset when you need it, interior cleaning only. Membership adds monthly support: priority scheduling, supply and inventory management, exterior and property care (windows, BBQ, pet waste, firewood), a photo-documented visual inspection report, and the full management task list between stays.

What's the difference between Essential and Premier?

Essential ($250/month) gives you all property care, inspections, and reporting, but you still manage your own supply ordering. Premier ($350/month) adds the hands-off supply layer — we order and handle your restocking and review inventory monthly, so you don't have to.

Do you handle guest bookings or collect rent?

No. You keep control of your reservations, bookings, and rental income. I invoice you directly for cleaning and support only.

Is window cleaning included?

No — snow shoveling is an add-on because it's weather-dependent. You only pay when it snows, billed per visit or as a winter-season plan. Members get priority scheduling for winter service.
